Lower supply is keeping parts of this market competitive

The one fact that changes what you should do right now: some ZIP codes in this market had just 2.9 to 3 months of supply. That means fewer choices for buyers and real pressure on sellers to price well from day one.

Freddie Mac put the average 30-year fixed rate at 7.32% on October 22, 2026. That is real money on a monthly payment. Even so, the tightest parts of this market kept selling. Pricing and preparation still do the work that rates cannot undo.

Where supply is tightest

The Real Estate Data Aggregator counted just 2.9 months of supply in ZIP 89031 (North Las Vegas) for the three months ending August 31, 2026. That is down a full month from the same period in 2025. Buyers shopping there had fewer options and less time to decide.

ZIP 89178 (Las Vegas) was nearly as tight. The Real Estate Data Aggregator measured 3 months of supply there, down 1.5 months from a year before. Homes for sale fell 20.9% in that same period.

How fast homes are going under contract

Speed under contract tells you how eager buyers really are. In 89130 (Las Vegas), the Real Estate Data Aggregator found that 37.5% of homes went under contract within two weeks of listing. That share jumped 11 points from a year before.

In 89031 (North Las Vegas), 32.3% of homes went under contract within two weeks. That is up 0.6 points from 2025. In 89178 (Las Vegas), 27.5% did the same, up 10.2 points year over year.

Not every ZIP code is moving the same way

Some parts of this market have more breathing room. The Real Estate Data Aggregator counted 7.4 months of supply in 89119 (Las Vegas) and 6.6 months in 89101 (Las Vegas) for the same period. Homes there are taking longer to sell.

In 89119, the median days on market was 64 days, up 7 days from a year before. In 89148 (Las Vegas), the median was 64 days too, up 14 days year over year. Pricing matters more, not less, where supply is higher.

That 64.1% price jump in 89119 looks striking. The Real Estate Data Aggregator counted only 68 homes sold there in the period. A small number of sales can move a median price sharply. Read that figure with care.

What the wider picture says

Nationally, the National Association of Realtors reported existing-home sales of 3.99 million in September 2026. Inventory nationally reached 1.60 million homes. National prices rose 1.3% year over year.

This market's tightest ZIPs are moving faster than that national pace suggests. The gap between a 2.9-month ZIP and a 7.4-month ZIP is wide. One street can read very differently from the ZIP code around it.

What this means for sellers

In the tighter ZIPs, sellers who priced well saw results. The Real Estate Data Aggregator found that homes in 89031 sold at 99.3% of list price on average. In 89143 (Las Vegas), that figure was 99.4%, up 1 point from a year before.

In softer areas, the gap between list and sale is wider. ZIP 89101 averaged 96.5% of list price, down 1.5 points year over year. Pricing too high in a 6- or 7-month supply market costs time and money.

What this means for buyers

Freddie Mac's 7.32% rate on October 22, 2026 is real. So is the fact that in the tightest ZIPs, more than 3 in 10 homes went under contract within two weeks. Waiting for a better rate in a low-supply area means competing with the same pool of buyers.

In areas with 4 or more months of supply, buyers have more room. ZIP 89011 (Henderson) had 5 months of supply and a median of 54 days on market. There is more time to look and compare there.
